Located in Big Horn County near the center of the Big Horn Basin. Mountains in every direction make this a very desirable location. The present owner has run about 300 cows and puts up hay. The area is mostly family farms and ranches and has huge parcels of Government (BLM) lands to use and enjoy.
Present owner is Val Nelson with son Casey. The two units are about 1 mile apart and allow for easy movement of cattle.
The ranch consists of two parcels, each being about 400 acres. Total irrigated lands total about 595 acres. In addition, there is a BLM grazing permit near unit The permit allows 248 AUM'S for grazing of cattle.
Property taxes on the entire ranch are approximately 4,350 per year.
Irrigation water is through the Greybull Valley District.
Annual cost of water and delivery approximately $4600.00.
The improvements are minimal which allows for development to suit the needs of a new owner. Unit 1 has a small one bedroom log home, not totally finished plus, corrals and work area for cattle. Unit 2 has an older mobile home which can stay or be moved.
The area has many recreational opportunities. Deer and antelope along with ducks, geese and pheasants call the ranch home. Just a ways up the road you will find elk, moose, sheep, bear and all kinds of other wildlife. Fishing is good in all directions along with skiing and snowmobiling. The Big Horn Mountains are truly a very special place.

The ranch is less than 2 hours east of Yellowstone National Park. Just an hour away is Cody, Wyoming with very good commercial air service.
