Description of the Land
BONER RANCH Lusk, Niobrara County, Wyoming: This highly productive native grass ranch is located in the Heart of Cattle Country with lush pastures and pine and cedar tree-covered canyons and ridges. The ranch consists of 32,988 deeded acres, 3,361 State of Wyoming lease acres, and 3,234 acres of BLM lease for a total of approximately 39,583 acres. The rich history of the Boner Ranch dates back to when it was patented in 1902. Four submersible wells provide water to approximately 50 miles of underground pipeline allowing for ample water to livestock. In addition, there are 14 large storage tanks, ranging in capacity from 6,000 to 18,000 gallons, located throughout the ranch. There are also numerous tire stock tanks, windmills, and approximately 30 reservoirs strategically located throughout the entire ranch. Historically, the owners have run between 5,000 and 6,000 head of yearling cattle on the ranch during the summer months. The Boner Ranch has been developed over the years to maximize the convenience and efficiency of the yearling operation. Improvements on the ranch include two residences. The 1-1/2 story, 2,175 sq. ft. main residence has five bedrooms, three bathrooms, living room with fireplace, large kitchen with breakfast nook, formal dining area, sun room and large enclosed back porch along with a partial basement that is finished to include a bedroom, bathroom, and family room. The second residence has approximately 909 sq. ft. with two bedrooms and one bath. In additional to the 3,280 sq. ft. barn, 3,240 sq. ft. equipment storage building, 8,688 sq. ft. farm utility building, and other outbuildings, the ranch has two sets of working corrals. The main set of corrals is located at the ranch headquarters and includes a working scale. The second set of corrals is located at the southern end of the ranch. Wildlife found on the ranch includes whitetail deer, mule deer, antelope, and upland game birds.
